Q: How many sets of blueprints do I need to build a house?
A: Usually a minimum of 8 sets, so we offer an 8-set builders package.
Q: Are these plans available mirror-reversed?
A: We offer Right-Reading Reversed set, available for a small charge. Please contact us for details.
Q: What’s the difference between a Right-Reading Reverse and a Mirror Image?
A: Mirror Image displays your Home Plan as if it were being read backwards. This alternate view allows you to plan your Home if it were to be built in a reverse layout. A Right-Reading Reverse plan is typically ordered when the reversed layout is desired for building. The Right-Reading Reverse Set provides all the ‘reversed layout’ plan specification details to be read left to right.
Q: How do we get a material list?
A: Most lumber stores offer free material lists to get your business, best part is that they use materials that are available in your area. They will need to borrow a set of your blueprints to work from.
Q: What about specifications?
A:Our plans specify UBC (Uniform Building Code) and that the finished house meets all local codes as well. Different parts of the country require different materials because of wind shears, seismic, etc. So here again, we try to keep the plans as simple as possible for your contractors to do their job.
Are your plans designed for 2 x 4 or 2 x 6 exterior walls?
A: Some DDG plans are 2 x 4 and some are 2 x 6. Contact us if you have a question about a specific plan.
Why would I want 2 x 6 exterior walls?
A: The insulation value for 2 x 6 walls is higher (R19, vs R13 with 2 x 4 walls) which could save money on your utility bills.
Q: Can you make our changes for us and what does it cost?
A: Yes, we can modify our plans and we will gladly provide you with a free quotation for any changes/modifications. Please call 972-800-6670 to be referred to designer
Q: How much does it cost to build these houses?
A: The actual cost of construction varies from one region
to the next, the national average is about $100 per square foot, not including your lot or land cost. Check with Builders in your area to get an estimate.
What options are available when ordering our Home Plans?
Additional Sets: Identical copies of your Home Plan are ordered to provide your various contractors, banks or local building officials with their own individual set of plans to work from or file. These plans will be used by your builder, his subcontractors, and others involved in the construction process.
Reproducible Set: A complete set of Home Plans on an erasable paper called Vellum. A Reproducible Set includes a copyright release allowing you to legally make copies of this previously copyrighted Home Plan. Once changes have been made, you can reproduce all of the additional copies you need for building your new design. It does not, however, give you the license to build more than one home from the plan without a Multi-Use Construction License.
CAD File: Complete set of Home Plans in an electronic file format. A CAD Set includes a copyright release allowing you to legally make changes and copies of the copyrighted Home Plan. It does not, however, give you the license to build more than one home from the plan without a Multi-Use Construction License.
Study Set: A Study Set of home plans includes all four exterior views plus all appropriate floor plans. A Study Set is intended to help you decide if the home plan you have chosen will meet your needs and fit into your budget. Most study sets do not include the roof specs, the foundation plan, electrical plans or building section details.
Is the Garage space included in the total A/C Footage of a home?
A: No. Garage space, decks, patios, and bonus rooms are not included. Total A/C Footage is defined as the space within the ‘air conditioned walls’ of the room – the actual livable space. Dallas Design Group pricing is based solely on the A/C Footage of a home.
Can I purchase your Home Plans and have them modified by DDG or another Architect?
A: Yes. You must purchase a Vellum Set or CAD Set of Home Plans. These sets can be modified by an Architect, Engineer, or Residental Designer of your choice.
Can I sell these plans?
A: No…It’s illegal. All home plans are protected by copyright protection .
